The February draw down of Lake LBJ afforded many of us the opportunity to repair our retaining walls, install new boat docks, dredge and repair or make additions to canal property. Retaining walls owned by the POA had dirt and weeds removed, plastic laid and rock reinforcement added to support the walls. We believe this has been one of the most active improvement periods in Twin Isles history and we want to thank everyone who participated.
The Twin Isles Property Owners Association annual meeting will be held on August 9, 10:00 A.M. at the Kingsland Church of Christ. Coffee and donuts will be provided. We are hoping to have two guest speakers: Donna Klaeger, Burnet County Judge and Bill Neve, Precinct 1 County Commissioner – Burnet County.
Four Board of Directors vacancies will need to be voted on at the August meeting. Outgoing directors are: Russell Nimz, Joanne Conner, Jean Hisle (replaced Hugh Crull due to relocation) and Shawn Godfrey. Thanks to these Board Members for their service to the community.
Currently, Board Members nominate their replacements resulting in the same people serving on a rotational basis. We are concerned with this nominating process because it provides limited opportunity for all P.O.A, members to serve on the Board. We urge all community members interested in serving on the Board to contact us expressing your willingness to place your name on the ballot to fill one of the four vacancies for fiscal year 2008-2009. Full time residency is not required to serve on the Board of Directors of Twin Isles, however, members do need to be willing to attend the four scheduled meetings held during the fiscal year. The final 2007-2008 fiscal year Board of Directors meeting will be held at the home of Jim Kuhn, P.O.A. President, 631 CR 136A on Saturday, June 7 at 7:00 P.M. This is an open meeting and any member wishing to attend is welcome.

Committee Formation
The Board would like to determine membership interest in serving on future committee assignments for fiscal year 2008-2009. Committees expected to be formed during this period are:
*Social Committee
*By-Law & Amendment to Restrictive Covenants and Easements Review
Committee
*Beautification Committee
These committees will have a sponsoring board member to ensure continuity and activity approval. Please consider serving on one of these committees and sign up at the Annual Meeting.
Notice of theft activity
Twin Isles continues to be a safe place to live and enjoy the lake, however, occasionally we encounter theft activity, mainly limited to non-home invasion of property. Recently, a member advised he had two large flower pots stolen from his property. Last year, one of our neighbors lost two kayaks to theft.
Consideration should be given to establishing a neighborhood watch group and installing associated signs indicating we are a neighborhood watch community. The social committee being formed after the August 9 meeting could initiate the formation of this group as their first challenge.
Mowing and trimming grass along canals

Please direct your grass clippings and weed trimmer clippings away from the canals and collect as necessary when doing yard work on your upstream property. Water born debris floats back towards canal ends necessitating a great deal of extra cleanup by canal end owners. Also, please advise lawn service companies working on upstream canal property to follow the above practices as well. Your end of canals neighbors will greatly appreciate your understanding and courtesy in this matter.

Future Considerations
Landscaping P.O.A. maintained property * The front entrance to Twin Isles, *the south retaining wall grass area at the end of the short canal on 136B and *the park area/boat ramp area at the end of 136A. *Also consider installing irrigation pumps and sprinklers to the 136A and 136B areas.
Uniform dredging of canals Current dues provide inadequate funding to dredge canals on a manageable, sustainable schedule. Currently we have piece-meal, individual or group of canal property owners contracting for dredging resulting in an un-even, short lived improvement. How do we solve this problem which directly or indirectly involves all members since the canals are the key draw of Twin Isles? Two suggestions: *increase dues to all members or *establish a special account and collect additional dues from canal owners only. We have had consistent estimates from several sources in the past indicating to clean the canals would cost an estimated $100,000. Considering the LCRA lowers Lake LBJ every two years provides some information to determine the time frame to budget adequate funding to dredge all the canals.
*The By-laws prohibits the Board from going into debt to finance projects.
Land acquisition The limited dredging activity on the canals this past draw down period points to a problem we will be facing in the future should suction excavation by White Water dredging not be feasible. The problem is we are running out of vacant land to dry dredged material before it is hauled off for disposal. Without the drying process, wet materials must be hauled in a bed lined truck which adds considerably to an already expensive process. There is a piece of land at the intersection of 126/136A that is next to the small trailer park on 136A. It’s at the V split. This land would provide us with adequate space to allow for drying of dredged material. Consideration should be given to acquiring this piece of property if the present owner will consider selling it and, of course, depending on the sale price.
Boat ramp Currently the angle of drop-off on the P.O.A. access to the boat ramp is such that many members find it difficult to back in their boat trailers into the water. Consider changing the grade of the ramp to a less steep angle and re-cement the ramp driveway.
P.O.A. owned streets on Highline Cutoff, Twin Isles Lane and Live Oak Road. Do these streets require maintenance/repair or resurfacing?
