Restriction
1.Dwellings shall not have exterior finish of concrete block, tar paper or other rolled-type or asphalt siding. Blueprints or design drawings must be approved by Angel Falls LLC or their designated represent. structures must be built according to Southern Building Codes or other approved standard codes and shall be constructed so as not to distract from any parcel or tract of land. Any residential structure shall have a minimum of 1,000 square feet living area.
2. Once .a dwelling is started, the exterior must be completed within 1 year.
3. No dwelling or outbuildings shall be within 20 feet from the line of adjoining property owner or from the rear of the tract and 35 feet from the road right-of-way.
4. No mobile homes shall be located on any tract, either temporarily or permanently. Barn/living quarter combinations are permitted in restricted areas but cannot be permanent year-round living quarters. Motor homes and RV units can be parked on tracts for temporary use such as vacations, but must have an approved septic system and must be moved after 30 days. No outdoor toilet facilities allowed. Motor homes and RVs cannot be used as a permanent residence.
5. No swine, goats, poultry, or other livestock will be kept or maintained on the property with the exception for horses, however, not more than 1 horse per acre may be kept permanently on any tract in restricted areas.
6. No part of the property shall be used for junk yards, staging areas, storage areas, or parking areas for junk, wrecked or stripped automobiles, or any other type of refuse.
7. No obnoxious or offensive activity or activity which shall be an annoyance or nuisance shall be allowed on the property.
8. No motorized vehicles allowed on horse trails except for necessary maintenance or construction by Angel Falls, LLC.
9. Tracts 1-60 cannot be utilized for commercial purposes except for residential renting purposes.
10. Tracts may be sub-divided, but each of the divided lots or tracts shall contain two (2) full acres or more.
11. The purchaser of said tracts agrees not to sell, transfer, or convey property to person or person without first having that persons or persons read these restrictions.
12. The restrictions enumerated for tracts 1-60 are complete and may not be added or altered, without the approval of two-thirds of the property owners in Angel Falls Village.
