Fixed-rate mortgages have interest rates that stay the same for the entire loan. You will have steady monthly payments throughout the loan. You will not be affected by rising rates, so your principal and interest payments can never increase; no matter how high interest rates rise.
Adjustable-rate mortgages (ARM) are mortgages in which the loan rate changes during the loan, usually at one-month (up to 2-3%), six-month, or one-year (up to an additonal 1%) intervals. The initial rate is fixed for an introductory period (usually one to ten years), and is lower than for a fixed-rate mortgage. After that, the rate adjusts annually based on a market index, but can't go above a predetermined adjustment cap. Because of the lower initial rate, some borrowers may be eligible for a larger loan amount with an ARM than with a fixed-rate mortgage.
Interest-Only loans are very popular options to traditional fixed-rate mortgages. These loans allow you to pay “interest only” during a set period of time for the loan. These loans are not for everybody; but, if you are self disciplined, have a good understanding of the time you'll be in your home and understand the potential risks then the interest-only products may be a good choice for some consumers.
