We use a local real estate agent to show your house and you will close at the title company or attorney that they use.

We offer a win-win situation to sellers and buyers.
We can get a person in your house so you won't loose it. We get someone on a rent 2 own contract for 1-3 years depending on credit score. We then get them financed. We have people with problem credit that normally can't get a mortgage without someone who has the kind of contacts we do. Our special financing programs can finance almost anyone that has a good job. We do not have a shortage of buyers wanting to see homes that we get under contract. We use a Real Estate Agent or a person to show your house (Open House viewing) in your area to show your home. We usually show the home 2 times a week; in the evenings. Example... Tuesdays and Thursdays from 5 p.m. to 7 p.m. We can usually find a buyer for the home within 14-21 days. In fact, we will only contract your house for 14-21 days, if we don't get a buyer our contract expires automatically. If we do get a buyer, they will put $1,000 earnest money and we go to closing 30 days later.
We will call up the buyers we have waiting for the next home and schedule them into a showing, and we also advertise the home in the local classifieds to keep our buyer list full. Basically, we will take in several offers and see which one will get accepted by our private or special lending sources or get them on a rent 2 own contract. We sometimes get one of our buyers pre-approved for a loan for the home, we then assign the contract back to you and you pay us our profit spread out of the closing proceeds for assigning our buyer over to you.
The paperwork is done this way. You and I come to an agreed Fair Market Price based on what other similar homes have recently sold for in your area. We will contract to buy at 6% less than that value plus $5,000.00. You normally would have to pay 6% real estate commission anyways plus negotiated amount of about $5,000.00 off asking price. Our offer will be extremely fair and tight based on the typical retail sales in the area. We usually have to give up about 6% in closing costs etc. Many times we end up netting just the $5,000.00 give or take a couple thousand.
If we don't have a buyer approved for the home by the 21st day and deliver you the earnest money, then the contract can be cancelled by you due to our default and we part as friends. If we get a buyer in those 21 days, then you can expect to close in about 30 days.
The reason we can find buyers so fast and willing to pay top price is that we have access to special financing programs that allow people who are otherwise turned down by traditional lenders and banks to get a loan. Our funding sources work exclusively with problem credit people or people with time on the job or income problems. They can't go buy any house on the market because we don't give them our financial sources until they contract to buy the home from us. We allow them to buy the home we have under contract. This locks them into our transactions and then after obtaining pre-approval from the loan company, we assign the whole thing back to you for closing.
The Escrow Company will pay our profit to us out of the funding proceeds at closing. We will sell the house at a higher price and usually "build-in" some closing costs for the buyer, but you will net the same amount we have agreed upon today and we will earn the difference.

You can call or email us for a mini credit application so that you can get pre-approved. You can also stop by our open house and fill one out or the real estate agent will give you our number to get one.
When you are pre-approved we will call you with the location and dates.
