IMPORTANCE OF A HOME OR BUSINESS INSPECTION

Real Estate Home or Business Inspection is the art of identifying problem areas through observation and noting the condition and operation of the major structural and mechanical components. It is a technical and complex field that demands a professional approach.

Having an inspection can assist a buyer or seller in understanding the condition of the property; and it can offer assistance to a seller or buyer who is trying to get accurate disclosure of the property. INSPECTIONS YOU SHOULD REQUIRE


Phase Inspections
A minimum of three phase inspections are recommended if you are building a new home. We recommend you hire your own independent inspector or engineer to conduct these phase inspections. The first should be done before the slab is poured; additional inspections then will be scheduled. Some homes depending on size may require additional inspections. I always say, "a little spent upfront may save allot in the future". Once those walls are enclosed you can not see what is behind them. It is easier to make corrections during the building process.

Besides appraisal and the termite inspection, you should also have a professional go through the house and seek out potential problems. Of course, you will have inspected the home, but you are not use to looking at some things that a professional will find. Even if they are not things the seller is expected to repair, at least you will have knowledge of any potential problems.

The seller will want this inspection performed quickly, so that you can approve the results and move forward with the purchase. Once you receive the inspection, you will want to allow yourself sufficient time to review and approve the report. If you do not approve the inspector's report, you may negotiate with the sellers on which repairs should be performed and who should pay for those repairs.
FINAL WALK-THROUGH INSPECTION

Before closing, you will want to revisit the property to ensure it is in the condition you have required in your offer, and to inspect
all repairs. You should have a copy of the inspector's report when you have the final walk-through.

SEPTIC INSPECTION (brief overview)

Everything that goes down any of the drains in the house (toilets, showers, sinks, laundry machines) travels first to the septic tank. The septic tank is a large-volume, watertight tank that provides initial treatment of the household wastewater by intercepting solids and settable organic matter before disposal of the wastewater (effluent) to the drain field.

While relatively simple in construction and operation, the septic tank provides a number of important functions through a complex interaction of physical and biological processes.

It is highly recommended to have the septic inspected and pumped before you purchase your home.

Builders and Remodelers Face New Laws September 1, 2008


If you're living in unincorporated areas, you face a new Texas law that takes effect on Monday, Sept. 1. The new legislation decrees a county-wide inspection program, with the responsibility for this to be builders and remodelers, but only where no city-directed inspections are conducted.


The fee inspector hired by the builder or remodeler may be a licensed engineer, registered architect, a professional Texas Real Estate Commission inspector or a third-party inspector certified by the Texas Residential Construction Commission. (TRCC)


All homes built or remodeled in unincorporated areas or in cities that do not offer municipal inspections, must be inspected at least three times during the construction phase


The mandatory reviews (inspections from the state) include a foundation inspection before concrete is poured, framing and mechanical systems assessment before wallboard is installed, and a final sign-off after the entire job is done.



This project is state-operated, under the jurisdiction of the Texas Residential Construction Commission. Dora Alicia Rivera is the Building Programs Manager for this state project, and has advised all home builders and remodelers they should be aware of "the new home inspection requirements for their projects, starting Sept. 1, 2008"
