WHY HAVE YOUR HOME "INSPECTED" BEFORE YOU LIST?
IMPORTANCE OF A HOME OR BUSINESS INSPECTION
Real Estate Home or Business Inspection is the art of identifying problem areas through observation and noting the condition and operation of the major structural and mechanical components. It is a technical and complex field that demands a professional approach.
Having an inspection can assist a buyer or seller in understanding the condition of the property; and it can offer assistance to a seller or buyer who is trying to get accurate disclosure of the property. As a Professional Real Estate Inspector licensed by the Texas Real Estate Commission, Carl Winters, can provide this quality service. Eventually your buyers are going to conduct an inspection. You may as well know what they are going to find by getting there first. Have an inspection performed ahead of time; this helps in many ways.
. It allows you to see your home through the eyes of a critical third-party.
. It helps you to price your home realistically.
. It permits you to make repairs ahead of time so that defects won't become negotiating stumbling blocks later.
You have the time to get reasonably priced contractors or make the repairs yourself, if qualified.
. It may encourage the buyer to waive the inspection contingency
. It may alert you of items of immediate personal concern
. It may relieve prospect's concerns and suspicions.
. It reduces your liability by adding professional supporting documentation to your disclosure statement.
. It may alert you to immediate safety issues before agents and visitors tour your home.
Copies of the inspection report along with receipts for any repairs should be made available to potential buyers.

INSPECTIONS YOU SHOULD REQUIRE
New Home Phase Inspections
A minimum of three phase inspections are recommended if you are building a new home. We recommend you hire your own independent inspector or engineer to conduct these phase inspections. The first should be done before the slab is poured; additional inspections then will be scheduled. Some homes depending on size may require additional inspections. I always say, "a little spent upfront may save allot in the future". Once those walls are enclosed you can not see what is behind them. It is easier to make corrections during the building process.
Besides appraisal and the termite inspection, you should also have a professional go through the house and seek out potential problems. Of course, you will have inspected the home, but you are not use to looking at some things that a professional will find. Even if they are not things the seller is expected to repair, at least you will have knowledge of any potential problems.
The seller will want this inspection performed quickly, so that you can approve the results and move forward with the purchase. Once you receive the inspection, you will want to allow yourself sufficient time to review and approve the report. If you do not approve the inspector's report, you may negotiate with the sellers on which repairs should be performed and who should pay for those repairs.
FINAL WALK-THROUGH INSPECTION
Before closing, you will want to revisit the property to ensure it is in the condition you have required in your offer, and to inspect
all repairs. You should have a copy of the inspector's report when you have the final walk-through.

SEPTIC INSPECTION (brief overview)
Everything that goes down any of the drains in the house (toilets, showers, sinks, laundry machines) travels first to the septic tank. The septic tank is a large-volume, watertight tank that provides initial treatment of the household wastewater by intercepting solids and settable organic matter before disposal of the wastewater (effluent) to the drain field.
Function of The septic Tank
While relatively simple in construction and operation, the septic tank provides a number of important functions through a complex interaction of physical and biological processes.
It is highly recommended to have the septic inspected and pumped before you purchase your home.

We offer competitive priced "home inspection packages" to serve your inspection needs. All reports are computer generated and specific to the property. A copy is sent (either fax, e-mail or regular mail) to you within 24 hours of the actual inspection.

THREE THINGS TO CONSIDER AND ASK BEFORE YOU HIRE THE INSPECTOR
1. Know Your Inspectors Background, Experience, and Credentials
Consider the inspectors experience: How many inspections have they performed, their certifications, licenses, memberships and how long they have been in this business. Why? Because all inspectors are not created equal. Extensive training in the art of inspection or other code knowledge are important and come with experience. A properly trained inspector who is well versed in all aspects of residential construction is critical to a well - rounded inspector.
2. Does Your Inspector Have Errors & Omissions (E&O) Insurance?
Errors and omissions insurance (hereinafter "E&O") is an important consideration. Consider asking the inspector for a current declarations page of their E&O policy. The declarations page shows the type of policy, i.e. claims made or occurrence, coverage limits, and the policy periods. Complete Inspections Service carries E&O insurance.
3. Does Your Inspector Use An Inspection Agreement?
Complete Inspection Service requires the client sign the inspection agreement prior to the inspection. This agreement details the ground rules, the inspectors scope of work, and items outside of their scope. A report is given within twenty-four hours to the buyer for review. This report can be a negotiating tool prior to close of the property.

WHY "YOU" THE SELLER SHOULD HAVE YOUR HOME INSPECTED BEFORE YOU LIST?
It allows you to see your home through the eyes of a critical third-party - The Benefits of an Advanced Inspector.
Gives you the opportunity to become aware of, and repair property conditions so they don't affect the buyers offer.
Makes your home more attractive to buyers because they will know you are a committed seller.
Reduces the number of contingencies in a sale agreement, which makes closing easier.
Eliminates last minute repair hassles that could delay closing.
Allows you time to get reasonably priced contractors ahead of time for repairs.
It may "alert" you of items of immediate personal concern.
It may "alert" you to immediate safety issues before agents and visitors tour your home.
Thank You! Carl Winters
