Ozark Paradise...1.9 Acres

The missouri Ozarks land is about 30 miles from Ft. Leonard Wood. It is 10 miles west of a little town named Licking, yes....Licking! Always fun trying to explain where you live! Hahaha! And it is 14 miles from Houston, not Texas, which is the hometown of Emmett Kelly Sr., the old hobo clown. They have a celebration every year in his honor and his son, Emmett Jr. goes there and signs pictures, etc. Licking has about 1500 people and is a pretty nice little town. I just spent almost a year there. There is not alot of work in Licking, but there is in St. Robert, where the Fort is, or 45 miles to the North in Rolla. There is a hospital in Houston and in Rolla.
The property itself is 1.9 acres but seems like much bigger to me. There are lots of trees and wild food and I would be dishonest if I didn't tell you about the ticks and chiggars! That, of course is the downside! These pesky little critters can be gottn rid of with Diazanon, which is spread out over the yard and watered, or right before it rains. This should be done several times. The land was virgin forest (never lived on by humans) and the ticks and chiggars have had free reign. I put in sort of a driveway by hand and got the power and phone put in. There is no running water yet, and must be a well. The neighbors both drilled 220 feet at a cost of around $4500 total, pump and all. I lived there for almost a year in the little old trailer that is hardly worth much, but was a cute shelter and it was home. It is a 60's something 42 foot with no leaks and a new floor that hasn't been covered with anything yet. It is impossible to move, as the wheels are messed up. It goes with the place.
The bad news is that since I left the property 2 years ago...it has been ransacked and also used as the community dump apparently. There is alot of rubbage to be cleand up and hauled off. I am sure it could be done with 2 pickup loads.
The electric poles were brought in by the power company and the cost has not been paid off yet. I believe the balance is around $2000...but they want it to be paid off before they will put in a meter and turn it on. They did put up a big yard light, which goes on at dusk.
There are rivers all over the place, if you like fishing, swimming, or camping.
There are no restrictions out there...you can pretty much do anything you want, and it is 1/4 of a mile or so from National Forest in 2 directions. Pretty much the end of the trail.
If you like your privacy and want to live in the woods....this is it!
