A. Well, since 1998 all boilers installed need a landlord's certificate (also known as a "CP12").
This is a document that guarantees the safety of the boiler and other gas-fired appliances.
This certificate needs to be renewed each year by carrying out an annual G A S ~ S A F E T Y ~ T E S T.

Inform your tenant about the test and which appliances need testing.
Notify the engineer with a proposed date.
Ensure your tenant is at home when the engineer calls.
Ensure the engineer turns up at the appointed time.
Ensure the engineer knows what work is to be carry out.
Give the tenant written confirmation that the property is safe.
Deliver a Landlord Certificate (CP12) to your tenant within 28 working days.
Deliver a duplicate to you, the landlord, for your records.
Inform you if any repairs need to be done.
Keep you updated at every stage of the work.
Q. "How much does it cost?"
A. From only £75.00+VAT, excluding remedial works and parts, in case the property fails to meet the required Safety Criteria. The above discounted price applies to multiple flats in one block, a sizeable portfolio or by prior agreement. Accordingly, we may vary the price for smaller assignments.
