Re: Financing of your project
Dear Prospective Client,
It is a pleasure and a privilege to share with you my availability of funds for real estate and other asset secured projects. I act as loan consultant for originating loan requests on multi-residential, commercial, and industrial income producing projects. The types of projects we are most interested in are: Office buildings, medical office bldgs., industrial bldgs., health care facilities, hotels/motels, apartment complexes, shopping centers, mobile home parks, mini-warehouses, gas station/conv. stores, etc. We have funds available for construction and/or long-term financing and have rates and terms to fit most any situation nationwide and worldwide.
Loan amounts can be from $1,000,000 min. (USA & Canada, all others $3M min.) to “No Limit” with very competitive rates. Most loans average at between 50%-85% loan-to-value (100% LTV/LTC programs available), 2 to 20 year terms, 10 to 30 years amortization and are available adjustable or fixed. We do construction, long-term, renovation/rehab, refinance, purchase, equity participation, development or redevelopment, bridge, land loans just to name a few. Rates as low as 5% to 7% are not unheard of depending on property type, size of loan or investment and location of subject property.
Mail, FedEx, fax (call ahead before faxing) or e-mail using Word doc (no xl or xls extensions) or Adobe Acrobat pdf format any Executive Summaries/project proposals you may have and I will query my lending sources and check their level of interest. If time is critical and you have a full package ready to go (including MAI appraisal & feasibility study) e-mail or fax the Executive Summary. As soon as I have the interest of the lender(s), usually within 24-48 hrs., I will provide a letter insert and the address(es) for you to ship the packages directly to the lenders. This will not only save you valuable time, but will move the deal faster to closing as well.

City, MO - total value $6M - UPDATE: This deal will be
100% (No cash equity requirement for borrower) funded by
the Lender. Lender will receive a 9% preferred return on a
"look-back" basis - no participation, no equity, no
percentage of sales and they will issue releases on sold
units. Borrower's credit is not "exceptional", but he is
experienced in all phases of this type of project and
will manage all aspects of it. His only requirement is to
provide 50% or more in presales of the condominiums
to satisfy Lender. Lender then releases 1st advance for
project to begin. (All updates 5/4/03)
