Why do I need a Home Inspection?

To minimize unpleasant surprises and difficulties afterwards, you should learn as much as you can about the condition of the property and the need for major repairs BEFORE you buy. There is no comparison between the price you will pay for an ASHI inspection and the sometimes very costly price of unexpected repairs!

Of course, a home inspection also points out the positive aspects of a home, as well as the maintenance that will be necessary to keep it in good shape. After the inspection, you will have a much clearer understanding of the house you are about to purchase.

If you are already a homeowner, a home inspection may be used to identify problems in the making and to learn preventative measures that might avoid costly future repairs. If you are planning to sell your home, you may wish to have an inspection prior to placing your home on the market. This will give you a better understanding of conditions that may be discovered by the buy's inspector, and give you the opportunity to make repairs that will put the house in better selling condition.

A home inspector is typically contacted immediately after the contract or purchase agreement has been signed, and is often available within a few days if not sooner. However, BEFORE you sign, be sure there is an inspection clause in the sales contract, making your final purchase obligation contingent upon the findings of a professional home inspection. This clause should specify the terms to which both the buyer and the seller are obligated.

To find a professional home inspector, ask for a referral from friends, family or your Real Estate Agent. Whatever your referral source, you will want to make sure that the home inspector is a member of the American Society of Home Inspectors (ASHI) in order to be assured of his or her professional qualifications, experience and business ethics. ASHI members subscribe to a professional Code of Ethics that prohibits them from engaging in conflict of interest activities that might compromise their objectivity.
