RULES OF EXCHANGE
Conditions to the mutual exchange
You must not be in breach of your tenancy agreement.
Any rent arrears must be cleared before a mutual exchange takes place.
Sheltered and adapted property, together with property for old people,
are not included in the mutual exchange scheme except under special circumstances, for more information please contact the Housing Needs Unit.
You can exchange into smaller accommodation if you wish, but the largest property you can exchange into is as follows:
1) person or couple: two bedroom non-parlour house, flat or maisonette.
2) people: two bedroom parlour house or three bedroom non-parlour house or 3 bedroom flat or maisonette.
3) people: three bedroom parlour house or four bedroom flat or maisonette.
4) people: four bedroom house, flat or maisonette.
5) people: five bedroom house, flat or maisonette.
Note:
Couples are counted as one person. A parlour house has two downstairs living rooms, usually a front parlour and a sitting room or dining room.
Important:
Before you move, you must be satisfied that the property you have selected is right for you and in good repair. It is a good idea to ask the person you are exchanging with why they want to move and whether they have any concerns about the neighbourhood. Your local Council cannot accept responsibility for any difficulties arising after an exchange and cannot normally house you if there are difficulties after you have moved in.
Do I need my local Councils Approval?
Your local Council must approve all exchanges. You must not exchange your home until you have received written permission from your local Housing Department.
