The DESIGN process generates a 'Solution'

Phase I. The SCHEMATIC DESIGN PHASE will be for the architect to develop several unique designs, in various arrangements of a ‘Program’ as developed by the owner and designer. Its purpose is come to begin to decipher the areas which come into play to make for a truly, good design and find a way to enhance it, so that some of the initial problems are solved or become clearer for solution in the next phase. Here some elements thought to be part of the design may get eliminated and some elements that the owner may want to include become incorporated. General Dimensions, Floor Levels and Gross Building Area will become part of the solution expressed in a series of Floor Plan and Floor Plan alternatives. Occasionally, larger issues regarding the appearance of the Elevations or various construction choices requiring greater understanding may be needed. These Elevation and/or Building Sections can be a part of this stage; more often these are made part of subsequent phases of the design process. This phase may be presented as a series of sketches and overlays for viewing.
Phase II. The PRELIMINARY DESIGN will take the approved Schematic Design (Phase I.) and more fully develop architectural ideas arrived at above and configured as defined by the design team. Here some internal dimensions will be suggested to address issues of preliminary pricing. This phase shall be completed and be more detailed and begin to look like the final design product but will lack detailed information, which to be developed in the final design phase to follow. Some equipment and furnishings may be shown, for basic understanding and general acceptance and for basic knowledge for approval purposes.
Phase III. The DESIGN DEVELOPMENT of the approved Preliminary Design (Phase II.) shall included doors, windows, all basic dimensions, room sized, room dimensions, room areas (possibly) and some details as in Toilets, Baths and Kitchens. Included in this phase will be an interior finish schedule to give concrete information for bid estimates. Here all basic drawings will be provided: (1) floor plans, (2) elevations (usually four), and (3) often a building section or two, particularly, if something is going on that is not clearly expressed in either the plan or elevation.
Phase IV. The WORKING DRAWING PHASE is that which the construction documents are developed. A detail specification package is often a part of this presentation. It is the large volume of work, which contains many drawings and includes all structural work, plumbing design, electrical design, HVAC design and all Architectural Design Details. Include are Kitchen Details, Bathroom Detail, Fireplace Details and any other area which is in need of clarity of expression; and may include interior details of each and every room. Wall Sections, Building Sections, Roof Plan and a Detailed Architectural Site Plan are included.
